Hackney Council in London has approved a £30 million contract to revive a stalled housing project in Shoreditch, delivering 371 homes including 51 at social rent, after the original contractor collapsed in June.

Hackney Council has approved a £30 million contract to revive a major housing project in Shoreditch, east London, that stalled after its contractor collapsed. The scheme at Shoreditch Park in Hoxton will deliver 371 homes in towers up to 25 storeys high. (Photo: file photo of a Shoreditch street.)

Contractor collapsed in June, leaving the project stalled

The homes are the third and final stage of the huge Britannia Project. Work paused in June when the council's main contractor, Ardmore Construction Group, went into administration after the High Court imposed a building liability order over historic cladding safety claims. On Monday, November 2, the council approved a contract with Wates Construction to complete the urgent next stage of the build.

371 homes include 51 at social rent

The flats had been due to be finished by the end of 2026. They include 51 social rent homes and 30 shared ownership properties; the social rent homes will be used to rehouse some residents of the Colville Estate, whose deteriorating homes are being demolished under a separate regeneration programme. Councillor Alastair Binnie-Lubbock, cabinet member for regeneration, planning and inclusive neighbourhoods, said the council would continue reviewing and re-procuring materials for internal works and landscaping, to be covered by a second contract.

Total cost now expected to exceed £197m

The scheme is now likely to exceed its £197 million budget. Hackney faces an acute housing shortage: according to council documents, more than 8,500 households are waiting for a council home, including more than 3,500 homeless households in temporary accommodation.
