Singapore's November BTO finale: Sembawang Anchor offers 1,310 flats with a wait under three years

Singapore's Housing and Development Board (HDB) announced on November 1 that Sembawang Anchor, in the new Sembawang North housing area between Admiralty Lane and Sembawang Drive, will offer 1,310 flats in the November Build-To-Order (BTO) sales exercise, with a waiting time of two years and 10 months (34 months) — the standout shorter-wait project of the round.

Six blocks, from 2-room Flexi to 5-room flats

Sembawang Anchor spans six residential blocks offering 2-room Flexi, 3-room, 4-room and 5-room flats. HDB said the November exercise is the last of 2026, offering about 7,960 flats across seven projects in total.

Three projects with waits of around three years

Alongside Sembawang, Bayshore Oasis in Bedok and Plantation Dew in Tengah each offer waits of three years and two months (38 months); the three projects together provide about 2,875 flats, roughly 36% of the November supply. Sembawang's 1,310 flats fall in the shorter-wait category of under three years, bringing the year's shorter-wait total to 4,661 flats — above HDB's target of more than 4,000 and close to the 4,690 launched in 2025.

Higher income ceilings widen eligibility

The exercise also applies the higher income ceilings announced earlier: S$16,000 a month for families, up from S$14,000, and S$8,000 for eligible singles aged 35 and above, up from S$7,000, applying to HDB Flat Eligibility (HFE) applications submitted from August 24, 2026. HDB said almost one in four BTO flats launched in 2026 are shorter-wait flats.
