Of 521 auctions scheduled this week, Domain recorded a preliminary clearance rate of 53% from 307 reported results (87 withdrawn) — marginally up from 51% last week but on low long-weekend volumes. One of Saturday's standout sales was the two-bedroom terrace at 7 Aubrey Street, Stanmore, bought by a young couple upsizing from an apartment for A$1.65 million. The price guide rose from A$1.5m to A$1,525,000 after a pre-auction offer; four parties registered and two bid actively. Bidding stalled at A$1,635,000 before the reserve was adjusted down and the hammer fell at A$1.65m (BresicWhitney Inner West agent Blake Lowry).
Other Sydney sales included 14 Reynolds Street, Pymble, sold for A$2.9m in a single-bidder auction (guide and reserve both A$3m), and 112 Kennington Avenue, Quakers Hill, sold under the hammer for A$1,260,007 — the buyer bidding "seven dollars more" for luck, per agent Deepak Bangarh. Nationally, the preliminary clearance rate was just 48.2%, the second-lowest of the year per Cotality via AAP, with spring auction volumes down 31% on 2025.
