US 30-year mortgage rate climbs to 7.28%, sixth straight weekly increase

Freddie Mac's Primary Mortgage Market Survey released October 1, 2026 shows the average US 30-year fixed-rate mortgage rose to 7.28% — the sixth consecutive weekly increase and the highest since November 2023. The 15-year rate rose to 6.60%.

Freddie Mac's weekly Primary Mortgage Market Survey, released October 1, 2026, shows the 30-year fixed-rate mortgage (FRM) averaged 7.28%, up from 7.03% last week; a year ago it averaged 6.34%. It was the sixth straight weekly increase. The 15-year FRM averaged 6.60%, up from 6.42% last week; a year ago it averaged 5.55%.

"With mortgage rates on their current trajectory, the housing market continues to be supported by favorable economic conditions," said Sam Khater, Freddie Mac's Chief Economist. The survey covers conventional, conforming, fully amortizing home purchase loans for borrowers who put 20% down and have excellent credit.

Analysts note the rise tracks inflation concerns and a broader selloff in government bond markets — the 10-year Treasury yield has climbed to its highest in nearly two decades — weighing further on prospective homebuyers' purchasing power.
