Calgary home sales fall 15.3% in October as benchmark price edges down to $564,200

Calgary Real Estate Board figures released November 2 show 1,592 homes changed hands in October, down 15.3% from a year earlier, while the benchmark price slipped 0.4% year over year to $564,200; year-to-date sales are down nearly 11%.
Calgary's housing market cooled further in October, according to Calgary Real Estate Board (CREB) statistics released November 2: 1,592 homes changed hands across the city, down 15.3% from October 2025, taking year-to-date sales nearly 11% below last year's pace. The city-wide benchmark price was $564,200, down 0.4% year over year and roughly flat against September. (Photo: file image of a Calgary residential area.)
High-density homes drive the weakness
By property type, the detached benchmark price was $735,100, down 0.7% year over year, while semi-detached homes edged 0.8% higher to $685,200. The declines were concentrated in higher-density housing: apartment-style homes fell 7.9% to $288,800 and row-style properties dropped 5.1% to $407,500. CREB chief economist Ann-Marie Lurie said much of the pressure on pricing is concentrated in higher-density housing types due to oversupply, while detached and semi-detached prices have remained more stable.
Listings and inventory also ease; luxury sales pick up
New listings totalled 2,928 in October, down 9.4% from a year earlier, while total inventory ended the month at 6,173 homes, down 4.6% year over year. CREB noted that although sales fell across all property types, sales of homes priced above $1.5 million picked up, though they account for less than 4% of all sales. The board summed up the month as supply levels easing as the market moves into winter.
