Dubai's World Islands lands Dhs4bn flagship as property sales slump over 20%

SAMANA Developers launched premium brand COLLECTA with a Dhs4bn-plus flagship on the World Islands, even as Dubai Land Department data showed property transactions down 21.8% year-on-year in the first nine months of 2026.

Why it matters

The World Islands are Dubai's most iconic man-made archipelago, and a flagship development worth over Dhs4 billion (about US$1.09 billion) shows developers still bet on the ultra-prime segment — even as overall market volumes keep sliding, a contrast investors should note.

The new project

SAMANA Developers announced COLLECTA, a new premium brand focused on lifestyle-led destinations, debuting with the World Islands flagship. The company's leadership said island properties could eventually command a premium of 50 to 60 per cent over conventional Dubai homes, aiming to become "the most expensive real estate of Dubai".

Market data

An Argaam analysis of Dubai Land Department data shows the emirate recorded about 122,900 property sales worth Dhs378.6 billion in the first nine months of 2026, with transaction volumes down 21.8% and total value down 23.5% year-on-year. September alone saw about 11,430 sales worth Dhs29.7 billion, with volumes down 43.8% and value down 45.6% year-on-year.

Shifting buyer mix

Samana said its sales fell 52% after regional tensions escalated earlier this year, and the buyer profile has reversed: about 60% of its business in 2024 came from Dubai residents, international buyers accounted for an estimated 65–70% in 2025, while today close to 90% of sales come from UAE-based residents.
